Partnering with all members on the design and construction teams ensures that projects will
have high impact that compliments the overall design and integrity of the development.



Project Management

  • Manage LEED and Sustainability Initiatives.
  • Meet with clients and their teams to understand budget, schedule, needs, and goals of the project.
  • Conduct pre-bid meetings, bid, award project, and write construction contracts.
  • Manage the administration of the design and construction team.
  • Plan and schedule construction phases.
  • Review all design and construction documents.
  • Coordinate all utility and local municipality requirements.
  • Participate in value engineering of projects.
  • Review and resolve any potential change orders.
  • Monitor and track the progress of construction.
  • Remediate construction issues in the field.
  • Manage scheduling for overlap of any landlord and/or tenant work.
  • Project Close-Out.
 



Tenant Coordination

  • Negotiate and write construction lease exhibits.
  • Create template letters, forms and notifications for the Tenant Coordination process.
  • Review design manual for the development, make recommendations as necessary.
  • Prepare a Welcome/Tenant Packages.
  • Manage the review process for all tenants’ construction document submittals.
  • Provide landlord review letters customized for the property.
  • Delivery of Premises letters sent, per the lease terms.
  • Manage Tenant Status Reports on a regular basis from lease commencement to opening.
  • Monitor the progress of construction on a regular basis.
  • Review schedule concerns for impact on client’s occupancy.
  • Available to meet with city officials.
  • Resolve and troubleshoot construction issues with all members on the team.
  • Coordinate utility hookups for project.
  • Close-Out Packages: prepare and send accordingly.



On-Site Visits

  • Work with on-site management to manage the progress of build-outs.
  • Conduct/manage pre-construction meetings with general contractors.
  • Provide/create pre-construction packages, recommended forms are available.
  • Routinely visit project to ensure all work is tracking accordingly, per plans and schedule.
  • Coordinate any possible re-routing of existing conditions in the field.
  • Perform punch lists.



Additional Services

  • Manage the Tenant Coordination process for new developments leading up to grand openings.
  • Estimate construction projects for building and space upgrades.
  • Manage projects from construction document preparation, bidding to contractors, award contract, monitoring build out, to project completion, project close-out.
  • Participate in value engineering activities to maintain project schedule and budget.
  • Track the Close Out Packages at the conclusion of tenant openings.
  • Manage and review the receipt of Close Out documents for the Tenant Allowance submittals.
